Bona Vista by Studio Prineas

  • Studio Prineas tackle strict heritage guidelines to celebrate Bona Vista’s unique identity, making way for a warm and welcoming home to grow up in.

Located in Sydney’s inner west, Bona Vista is a Federation Bungalow alteration and addition that plays on the texture and familiarity of its original palette. Studio Prineas, in collaboration with Carrington Building and Anna Delprat, have maximised the site’s existing value to evolve a family home rich with character, seamlessly melding old and new.

Studio Prineas were steadfast in adhering to the heritage guidelines for the extension and remodel of Bona Vista. The hip roof profile was maintained, which created an unconventional ceiling line and opportunity for skylights in both the new living and kitchen area.

To accommodate a family with three growing children, Studio Prineas thoughtfully arranged the public and private spaces in the home. Once separate from the home, an expansive outdoor living area is now readily connected to the open-plan kitchen, living and dining area. Studio Prineas have further built on a sense of space and fluidity inside by establishing this effortless indoor-outdoor experience.

A nostalgic, hardwearing material palette builds on the Federation-era home’s spectrum of maroons and browns so that the new and old thread together as one. Red stack bond brick, Parquet flooring, terrazzo and small-format tiles are a nod to the home’s original interior scheme, while crisp white walls and Tasmanian oak enhance the feeling of lightness in each space. Studio Prineas’ custom joinery and furniture such as the built-in leather sofa reflect a tailored approach to how the family can congregate in the home.

The living space features the Ligne Roset Togo Fireside Chair and Ottoman by Michel Ducaroy and the Flos 265 Wall Lamp.

The kitchen features the Osso Stool by Ronan and Erwan Bouroullec in a warm timber colouring.

The Swoon Lounge Petit armchairs by Space Copenhagen for Fredericia in a glamorous velvet.

The sitting room takes on a more formal personality, featuring a preserved fireplace, surrounded by classic mantel detailing and the Swoon Lounge Petit armchairs by Space Copenhagen for Fredericia in a glamorous velvet. The bedrooms softly echo the warm hues of the living spaces, complete with playful dual-toned curtains. The Flos Mini Glo Ball is a recurring feature throughout the home, paying homage to the mid-century influence felt throughout.

Maintaining the integrity of the original home, Studio Prineas’ intervention articulates comfortable, modern family living with an inviting mid-century flavour.

  1. Bona Vista’s kitchen appears to have a butler’s pantry (true to the original Californian Bungalow) very Australian. ‘Oh Jeves, I’m sitting here in the kitchen in case you didn’t notice, are the kippers ready yet? and where’s my coffee, Damit man!’
