Bay House by Studio Prineas

  • This robust family home in the rocky bushland overlooking Sydney’s Georges River brings Studio Prineas’ modern Australian design approach to the fore.

    Sydney-based architecture firm Studio Prineas have balanced functionality with serenity in the Bay House, which sits proudly among native flora and fauna in the Sydney Suburb of Kyle Bay.

    Eva-Marie Prineas and her team were asked to design a multigenerational family home, to be considerate of its surroundings and views of Sydney’s Georges River. Together they’ve designed a monochrome backdrop for family living that plays with contrast in light and tone.

    The Kyle Bay home was designed to have a strong, natural connection to its surrounding landscape. Lightness is a recurring theme throughout the home, with a central void and floating staircase.

    The entryway welcomes guests with dotted paving; the grass vibrant against the muted masonry and breezeblocks. Black exterior details contrast the porcelain brick colour, deepening the monochrome impression.

    The same monochrome, minimalist atmosphere is found within; a juxtaposition of light and dark, rough and smooth. Exposed masonry blocks bring out the softness in light timber details, while polished concrete floors create a hardwearing foundation for furnishings.

    The home features a striking black kitchen, and an inviting sitting area on the upper level, as well as a rumpus room, cellar and ample bedroom and bathroom spaces for every member of the family, spread over the first and second floor. The kitchen is a moody contrast to the home’s lightness, with joinery, handles and a mounted steel benchtop. The bathrooms introduce a fresh contemporary style, featuring white mosaic tiles and polished concrete floors.

    The home’s dark kitchen juxtaposes with the white brick walls, featuring the Artek High Chair and a Liebherr integrated fridge & freezer.

    The Bay House interiors are enhanced through tonal furniture. Design highlights include the Alanda Coffee Table by Paolo Piva for B&B Italia, the Hay Slit Side Table and Objekto Paulistano Armchairs in the living room. Together with the custom joinery and sculptural Oblica Ergofocus fireplace, the furnishings make a statement against a backdrop of warm and textural materials.

    The dining area mixes contemporary and traditional, with the Thonet 811 Hoffman chairs and the iconic Atollo lamp. Suspended above the staircase, the Flos String Light is a delicate emphasis on light, geometry and contrast.

    On a rocky hilltop among native shrubbery, Studio Prineas have designed a dynamic family home through an appreciation for the site. This is felt in all aspects of the home – from the way light enters the interiors to the casual juxtaposition of privacy and openness, tones and textures.
